Hongkou Talent Apartments

Conversion of a factory into affordable housing.

Located on the south side of Peace Park, in the immediate vicinity of the lively North Bund in the Hongkou district, the project transforms a former factory for electronic instruments into contemporary, affordable housing.

The project combines commercial and residential uses: The ground floor is designed as a commercial space with shopping facilities and restaurants, while the upper floors offer quiet, high-quality living space.

The flats are characterised by plenty of natural light and spacious balconies. A variety of architectural design elements enrich the external appearance of the building. Cantilevered balconies and translucent glass blocks not only offer privacy, but also screen out the noise of the neighbouring businesses and lend the residential environment a lively atmosphere. The previous multi-storey car park was converted into a multifunctional public leisure complex with green roofs.

The consistent and careful conversion of the existing building has made it possible to offer affordable living space in an attractive environment in the centre of Shanghai. This approach offers an effective alternative to conventional new buildings and at the same time contributes to the revitalisation of the urban space.

本项目坐落于和平公园南侧,临近与繁华的虹口区北外滩,将原电子仪表厂厂房转型为现代人才公寓,实现了城市空间的有机更新。

项目融合商业与租赁式公寓功能,首层为商业区,提供便捷的购物和餐饮服务,而上层则为静谧的居住空间,确保生活品质。

建筑沿L型内街布局,在转折处街道扩展成小广场,成为社区交流、休闲和活动的中心。广场与景观电梯相结合,成为社区的物理与精神焦点。

公寓设计强调采光与阳台,多样化的设计手法丰富了建筑外观。悬挑阳台和半透明玻璃砖既保护隐私,又隔离商业噪音,增添生活气息。

原立体车库改造为多功能公共活动综合体,屋面上景观绿化和活动设施结合,为居民提供绿色休闲空间。

整个园区营造了一个温馨、舒适的居住氛围,成为虹口区引进人才的理想家园。
